Toronto Real Estate: Finding a Detached Home on a $1M Budget (2026)

Imagine a couple, Peter and Jennifer McGillivray, opera singers and production managers, who, after years of nomadic life, find themselves back in Toronto, the city where it all began. Their journey is a testament to the power of perseverance and the beauty of finding home.

In 2004, their paths crossed at the Canadian Opera Company, and love blossomed. Marriage followed, and with it, a series of moves that took them from Toronto to Parry Sound and then to Sudbury. It was in Sudbury that they put down roots, purchasing a four-bedroom house for a modest $236,000.

Fast forward to 2023, and another job opportunity brought them back to Toronto. With a $480,000 windfall from the sale of their Sudbury home, they initially chose to rent, but the market had other plans.

"We caught a stroke of luck with the Trump uncertainties and a mini dip in pricing," Peter explained. Interest rates dropped, and buying suddenly became more appealing.

With a $1,000,000 budget, the McGillivrays sought a home with at least two bedrooms and bathrooms, a space to host dinner parties, and a place where Peter could rehearse his operas. Most importantly, they wanted a transit-friendly location, close to entertainment venues and their friends who lived south of Cedarvale Park.

Their search led them to real estate agent Michael Wacholtz, who described their quest as "looking for a unicorn."

The first option was a semi-detached house near Davenport and Bathurst, priced at $1,099,900. It had a great location, a decent backyard, and a fireplace, but the front steps needed rebuilding, and the layout was narrow, posing a challenge for their upright piano.

The second house, a dated detached property near St. Clair and Eglinton, offered spacious rooms and a bonus kitchen in the basement. However, extensive renovations were needed to update the old tiling and parquet flooring, and the couple worried about the cost.

The third option, a recently renovated detached house near Oakwood and St. Clair, checked all their boxes: an open-concept main floor, a spacious kitchen, and a detached garage. It was a quiet street, but the $1,100,000 price tag was well above their budget.

Despite the challenges, the McGillivrays found their dream home: the pricey detached house near Oakwood and St. Clair. After some negotiations, they settled on a price of $1,025,000, and by May 2025, they were homeowners.

They've made a few changes, including painting, upgrading the stove, and removing a decaying tree. Even with the challenges of moving their piano to the third floor, they've settled in beautifully.

"It's a musical neighborhood," Jennifer said. "Our neighbor's grandson practices the saxophone, and in the summer, his melodies float through the windows."

The McGillivrays are thrilled to own a home in the city where their journey began. "If you'd asked us 20 years ago, we'd have said no," Jennifer laughed. "But here we are, and it feels perfect for this phase of our lives."
